Despite the overuse of the word “boutique” within the hotel industry, it is a better fitting term for The St. James than most any other hotel you may find.

The St James Springfield (formerly the Peabody Terrace Hotel) is a historic hotel located at 300 South Second Street in Springfield, Illinois. Built in 1894, it served as a high-end hotel until its closure in 1981. The hotel was built by John G. Williams, who had already established himself in Chicago as a successful real estate developer and broker. At this time there were also two restaurants and a drugstore located within walking distance from the hotel’s front door on Second

The St James is the largest luxury apartment building in Springfield. It’s also one of the most expensive.
When it was completed in November 1986 at a cost of $35 million, it boasted 626 units ranging from one-bedroom to 5-bedroom apartments.
The St James was built on land formerly occupied by a hotel and parking garage. The old hotel was demolished, but the garage wasn’t torn down until two years later when another developer bought it and built an office building on top of it. The site was located at the northeast corner of Jefferson Avenue and State Street in downtown Springfield, which at the time was an area known for prostitution and crime.
The St James was designed by architect Lawrence Halprin, who had just completed work on San Francisco’s Ghirardelli Square and would go on to design Seattle’s Freeway Park and other high profile projects around the country.

The original structure was built by St. Joseph businessman John B. Erskine and his partners, who also operated other hotels in the region under the name “St. James Hotels Company.” The building was sold to J.A. Foster in 1906 and later to A.B. Towne (who also owned the Hotel Vandiver).
